Introductions...In the Beginning

 Nicholas O. Walker, Founding Managing Partner and Core Gro8p Chairman 2018-2024 to Launch New Horizons CDC - a Financial Services solution, January 15, 2024


As a U.S. Navy Veteran, I established this organization as a natural extension of my five decades of leadership in the private sector. My experience spans major corporate roles, including several years in real estate sales and private real estate investments.

Throughout my career, I’ve managed administrative, technical, and executive responsibilities, primarily in the advanced computing and communications industries. However, my passion for real estate has remained constant acquiring, maintaining, and strategically managing both my personal properties and those of others.


Growing up in the economically challenged "projects"—similar to Section 8 housing—I witnessed firsthand the impact of systemic barriers like redlining, restrictive community policies, and economic limitations. Through these experiences, I came to understand that one of the most significant divides within otherwise similar neighborhoods is real estate ownership versus leaseholds. Factors such as wage disparities, background checks, credit limitations, and psychological hurdles further widen this gap, creating deep-rooted societal challenges.

U.S. military veterans, whether from times of war or peace, frequently face these obstacles, making the need for Access to Asset (Land, Labor, Capital, Management, and Information) even more urgent.

Community Health, Wealth & Well-Being Depends on Our Financial Literacy

It is the opinion of many experts and lay persons that Financial Education is unevenly provided in our American Education Systems. For example, urban schools may, more or less, offer Financial Literacy; Councilors may encourage some students and not others; and parents or mentors may, or may not, insist on financial responsibility. Commercial outlets, especially television, encourages spend-spend and live NOW and pay later by the swipe of an easily obtainable card. Many are consumed in debt.


Here is a report about Denver Public Schools* and its call to require Financial Literacy as a graduation requirement. "...  

The purpose of this is that the gap in wealth in our country, income inequality, is a pretty major social justice issue of our time. And to not even educate the students that tend to come from the backgrounds that have the least when it comes to finances, are the very ones who are in most need of the knowledge about how the system works," Walter said.

They're learning about credit scores, credit reports, banking, credit cards, insurance, and they're even trading stocks on an investor app.

...The DPS Board has said it will vote in June on whether to make financial literacy part of the requirements for graduation. It's a move that Esquibel feels is an essential commitment to this kind of education.

"Every year we wait there's about 5,000 DPS students graduating," he said.

NOW, how to exit from debt and acquire wealth becomes an issue. Consider those who may have a few thousand dollars of debt and first, only consider bankruptcy as a solution. They have not considered paying a little more on principal, consumer credit counseling, or bill consolidation if they have assets.

  • Providing contacts to Industry professionals collaborating with New Horizons CDC pro bono or at reduce costs
  • Supervising/Counseling client decision-making based on best business practices (Buy-Lease, Buy Low-Sell High, etc.)
  • Offering Credit Repair solutions
  • Exposing clients/neighbors to non-traditional jobs, businesses, skill craft, and investment opportunities and funding sources

This last, but not least, item on the above list is especially telling about the "normal" awareness of people of color in economically challenged communities. It is socially acceptable to work or invest in the Service Industry.  But, what about investigating, acquiring, and developing business in High TEC HUBs, Manufacturing, Real Estate (Development, Management, ownership), or other wealth-producing industries?  


This focus change requires a cultural change that shall be a guidepost for the success of the New Horizons CDC.

Making Affordable Housing Attainable

A solution to providing Affordable Housing is acquiring land at below market rates, securing licensing and permits; building components; and labor at rates that make housing and business spaces Attainable.


The flip side of Attainability is qualified buyers and leasehold tenants.  Credit repair and asset creation are critical first steps.  NHCDC has programs to provide consulting and micro-giving programs for down payments or other expenses.
