Proposing Big Development Projects in Arkansas

Industrial / Manufacturing & Distribution Campus with a Memorials Site.

PRIMARY GOALS are based upon the priorities listed by the City of Pine Bluff. (Workforce Development and Tourism) ALDF, through New Horizons and VetVest Group, LLC shall conduct several neighborhood meetings using the Asset--Based Community Development process to identify stakeholders, establish leadership, and profess accountability.

Envisioned Goal:   Concerting an agricultural land us to an Industrial Processing/Manufacturing and Regional Distribution Center use. With a national / local Historical Designated Memorial Garden and Preserve. Installing a substantial Community Garden and park should also be among the land use considerations. 


The state of Arkansas has borders touching seven (states 7).  Pine Bluff is nestled close to the Arkansas River. The property in Pine Bluff, AR sits at the apex of two (2) major thoroughfares:  Martha Mitchell Expressway and Barraque St. 

 

We think it is a great place for Regional Workforce Development. 

The Highest and Best Use for this land MUST consider the natural habitat for wild game, wetlands, and forestry. 


Envision the 20-acre site featuring leasehold anchors populating an Industrial/Distribution Center Campus:

  •  A National and Local Historical Registered Memorial Garden (@ 2+-acres) SW Corner @ West Short 3rd
  • Designate @ 3+-acres as a Wetland and indigenous plant and animal preserve. (USDA / FSA Farm #3486) 
  • Consider @ 10-acres for an Industrial Processing / Manufacturing & Distribution Center as an anchor tenant with various incubator operations spread throughout yhe campus. The providers are supported by a Distribution Center that serves the Region that may be as wide as the US EDA's Central Region.
  • Affordable Workforce Leasehold Housing (WWS).  One unit is assigned for the Groundskeeper / Site Manager and family (3 Bedroom?).
  • Two  Electric Recharging Stations 2 lots  (@ 30'  x 75' each) SE Corner at Barraque and NW corner (top) See the Survey Document.
  • Cell Site

  ALDG SHALL USE New Horizons      CDC (NHCDC) – an IRS Determined 501 c(3) to accomplish this desired process(es)      and beyond:

  1. Complering a Forestry       Plan
  2. Completing a Land Use       Plan: Concerting an agricultural land us to an Industrial Processing/Manufacturing       and Regional Distribution Center use. With a national/local Historical Designated       Memorial Garden and Preserve. Installing a substantial Community Garden       and park should also be among the land use considerations.
  3. Gathering Grant Funding       contacts. Here is what I have:
